The Sherwood Residence guarantees that you will be offered the best room rate available on the internet when booking through the Sherwood Residence website. In the event you find a cheaper rate elsewhere on the internet (''competing rate'') within 24 hours of your booking, we'll offer you the following:

• We'll match the lower rate found plus give you an additional 10% discount off that rate.

This guarantee is subject to the following terms and conditions:

• To be eligible for this best rate guarantee, you must have a confirmed reservation booked through the Sherwood Residence website.
• To apply for guarantee, you must submit your claim form within 24 hours of making your reservation on the Sherwood Residence website and at least 72 hours before your check-in date.
• The claim form must be submitted via at the Best Rate Guarantee page. Claims will not be accepted by fax, over the phone or via email.
• For the purpose of this guarantee, the competing rate must be found on a website that is not owned by Sherwood Residence.
• The competing rate must be publicly available, viewable and immediately bookable on the Internet at the time of verification and must provide instant confirmation of booking.
• The competing rate must be for the same hotel, the same room type, same dates, same length of stay, same number of guests and in the same currency.
• This guarantee does not apply to taxes, gratuities, or any additional hotel or guest charges or fees that may be applicable.
• This guarantee does not apply if the competing rate is the result of an misprint or error on the other website.
• If you reserved a room through a competing website, the Sherwood Residence is not responsible for any fees incurred due to your cancellation of that reservation.
• This policy does not apply to the following types of rates:

1. Rates not bookable on the internet.
2. Rates that are not publicly available, such as negotiated rates with corporations, travel agencies, groups, associations or other rates that are specifically agreed upon between Sherwood Residence and other groups.
3. Rates offered through direct mail or email solicitations.
4. Any rates requiring membership in a club or organization such as AAA rates or AARP rates, government rates, affinity program, or other organizations where the rates are targeted specifically toward a specific group of individuals and not intended for the general public.
5. Package rates including the room and other components such as travel arrangement, car rental, entertainment, and/or non-breakfast meals
6. Rates requiring the submission of a coupon or discount code.
7. Package or group add-on rates for extended stay.
8. Rates negotiated for stays extending beyond 14 nights.
9. Rates that are available on opaque or auction websites that do not disclose hotel name until the reservation is completed, for example Priceline and Hotwire

• The Sherwood Residence has the sole right and discretion to determine the validity of any claim, including without limitation, determining that the competing rate is genuinely available and that the claim meets all terms and conditions. In case of dispute, our decision is final.
